Things You Should Know Before Talking To New Homes Salesmen


You Can Save $1000 's With Buyers Representation

The purpose of this page is to provide tools to New Home Buyers that can be used to save them 1000's of dollars in many cases.  An educated Buyer will be able to make the best financial decision for their individual situation. 

Did you know that a real estate agent can represent the Buyer in the purchase of a new home at no cost to the Buyer.  Not long ago only sellers of property had Representation but now you can have all the benefits of being represented during your purchase of a new home.  As your Buyers Agent I owe you:

  • Undivided Loyalty
  • Obedience
  • Reasonable care and diligence
  • Confidentiality
  • Full disclosure
  • Accounting

In Texas if you are not working with a Realtor with a Buyer Representation Agreement, the Realtor is more accountable to the Seller than you, the buyer.

Why Buyer Representation Is Important To You When Building or Buying A New Home.   

  • It's Free. The Builder Pays My Fee.  You Pay Nothing.
  • The Sale Agents' Represent the Builder, No One Represents You.
  • My extensive Knowledge of the Builders in The Area.
  • Knowledge of Other Communities That May Fit Your Needs.
  • Making Sure You Know All your Financing Options, If Needed.
  • I Document the Building Progress and Frequently Communicate with You, including Emailing Pictures of Your New Home Being Built.
  • Assist You When Problems Happen. There Are 0ver 22,000 Parts to a Home. 
  • I Review the Closing Statement and Attend the Closing With You. 

Preparing You To Shop For Your New Home.

We will have a consultation before you shop for your new home and I will take you to the builder or builders you would like to see.  The consultation will insure you are aware of current interest rates, normal and accepted closing costs for the area, and any incentives being provided, when you should have the home inspected by an Independent State Licensed Inspector. 

If you visit a Model Home and sign in with the sales agent, you are registering with that builder and in some cases I will not be able to assist you.  So its important to both you and me that I introduce you to the new model sales persons the first time.  I don't make these rules, I am just trying to explain them.  If after our initial meeting you would like visit homes with out me, Just hand the Sales Agent my card tell them you are working with a Realtor and have them call me.

But something a bit more tangible, I will provide you a certificate at closing for 1 hours decorating service by a Registered Interior Decorator and $300.00 to start making your home yours. This is my way of thanking you for working with me through the process.
