First Time Home Buyers Get your $8000.00

Thats correct if you have not owned a home for 3 years or have  never owned a home and you purchase one before December 1, you will receive an $8000.00 rebate from the government.  The credit is computed at 10% of what you paid for the home up to $80,000.00  . Unlike the other credit which was $7500. was a loan.  So as you can see the $8000.00 is a great start.

First Time Home Buyers, Georgetown, Round Rock and Austin Texas

Are you still paying rent.  I know times are uncertain but this maybe the right time to purchase your first home.  Interest rates are at all time lows and inventories of available homes are a bit high, these conditions make home buying much more affordable.  You can purchase almost 20% more home now than you could in early December 2008 just because of the drop in interest rates.  Also the more homes on the market you might be able to find a well priced home that fits your needs.

The government has also assisted you by giving you a tax credit up to $7500.00 if you purchase your first home before mid-2009.  Although I'm no tax expert, if you have not had a home in your name for 3 years you still qualify for this credit. 

So in summary, home prices are great, home choices are excellent, affability is very high and the government is going to give you up to $7500.00 to purchase a home.

Georgetown Texas #1 Retirement Location

Once again Georgetown Texas has been named one of the best places to retire in the country.  The great adult community of Sun City with its 3 golf courses several activity buildings multiple indoor and outdoor pools contributes greatly to this honor. 

But that's not the only great thing about the area. We also have great schools and affordable prices.  We are a very family oriented community with about 44000 folks.   We are located about 25 miles north of Austin, our prices are very reasonable and you can still buy a bit of land a build your dream home at the beginnings of the famous "Texas Hill Country".  

With interest rates falling it maybe the perfect time to buy that perfect house.

Sun City, Georgetown Texas

 

Along with the good news from the stock market today.   Review of the housing statistics in Sun City Tx showed improvement.   For about the first time all summer the number of Sun City homes actively on the market reduced about 4%.  The resale period is still running over 90 days but lower home inventories will help keep that number low.  With the Holiday season here I wouldn't expect a huge change until January but that will be here before you we know it.  One last thing, there were 22 resales in Sun City during the past 30 days.

The Charm of Old town Georgetown Texas

The last day of the work, unless you are a Realtor like myself or work in the service side of a business.  Its a cool day downtown off the old squire shoppers are beginning to appear.  It beats watching the news.   Things have been a bit slow for the owners of businesses but they open the doors each day and do their best to draw customers.  With the holidays coming, everyone has lights ready to finish the last 40 days of the year. 

Looking forward to the New Year, I dearly want the past 3 months to go away.  Have no idea why I wrote this?  Oh yes,

 I wish everyone a wonderful Thanksgiving with the ones they love.

Retirement Anyone?

Sun City in Georgetown Texas is a great retirement community.  Well, we call it an active adult community.   We currently have about 5500 homes and Pulte is building about 2000 more homes .  There are currently three 18 Hole Golf courses several community centers and several pools both outdoor and indoor.  The homes range from low $100,000 to mid $700,000.  Sun City is rated as one of the top places to retire in the country. 

My question is are people still retiring?  With all the news are people just keeping the course waiting for an impact of a new Administration or are they ready to leave the 9 to 5 stuff.

Georgetown Texas Great Place to Live, Work, Raise a Family and Retire

Georgetown Texas has all the requirements that people say they want in a community.  We are just north of Austin Texas and at the edge of "Texas Hill Country" that you read about in all the magazines.  We have new highways open to reduce travel times to Austin Airport and to Downtown Austin. Of course, we have The Sun City Retirement community (4800 homes growing to 7500 homes) .  I can go on and on about new Hospitals, business centers and a 100 year old Court house.

 I could write on but what I would you like to know is your questions.   I think Blogs are for sharing information so please ask me any questions about the area, buying or selling real estate, and I will respond.

Austin Texas Among bargains, Texas has some of most undervalued markets in U.S>

According to the Linda Scott, American-Statesman,   Austin and other Texas housing markets are among the most undervalued in the Nation, accordiing to a new analysis of data by Global Insight Inc. and National City Corp.  Austin, and in Texas overall, recent rapid increases in prices never occurred, so the state has avoided the real estate bubble that plagued many areas out west and on the east coast including Florida.

 For instance, Austin, at -9.1 percent, is in the fair market range while Dallas at -28.1 percent is considered undervaluded.  Althought not listed in the study, Georgetown Texas and its community of Sun City are some where between the two examples. Meaning that we still have great value for your investment.

 The writers of the report  "House Prices in America", caution about overinterpreting the data.  For instance, though homes in Bend Ore., are overvalued by 70 percent, that does not necessarly mean prices in that city  are expected to fall that much in the near future.

Guidebook names Georgetown top retirement spot

North Texans in search of the best place in America to retire don’t need to fly off to picturesque Cape Cod, sun-drenched Arizona or resort-rich Colorado. They have only to drive a few hours south on Interstate 35 to Georgetown. The Central Texas town has just earned top billing in the latest edition of Retirement Places Rated, one of the oldest and most popular guidebooks for footloose boomers and seniors looking to relocate upon retirement. “Though Georgetown may not be the first place to come to mind for most people, its strong economy and affordable housing gave it an edge over the 199 other communities we researched,” said author David Savageau.

A half-million Americans move to other states each year to retire, while another half-million resettle within their states. Retirement experts expect those numbers to double as boomers claim Social Security and seek out their own Golden Ponds.
Mr. Savageau, who has published seven editions of his guidebook in 25 years, used seven criteria to determine the best retirement spots this time around: climate, economy, community services, ambience, living costs, housing and personal safety. “Georgetown offers the best of two worlds,” he said. “It’s a small community on the edge of the Austin metropolitan area. Retirees want both the neighborliness of a small town and the cultural, entertainment and health-care amenities of a big city.”

None of this comes as news to Geoff Lawrence and his wife, Denise. The boomer couple moved from College Station to Georgetown’s biggest active-adult community, Sun City Texas, three years ago after he retired from the military. “The town’s small enough to get tee times easily, and it’s close enough to Austin to get to UT football games without much trouble,” he said. Mr. Lawrence said he also enjoys living in a college town – Georgetown is home to Southwestern University, a private liberal-arts institution. The Lawrences could well mount their own marketing campaign for their community. Not only have they moved to Georgetown, but so have his parents (from Santa Fe, N.M.), her parents (from Alabama) and, most recently, her sister and brother-in-law (from Waco). They all live within about 3 miles of each other in Sun City. “We all have different interests and lead separate lives, but our back yard has seen quite a few family get-togethers,” Mr. Lawrence said.

Retirement Places Rated has sold a half-million copies over the years, and a favorable score has sometimes bolstered a town’s fortunes. Murray, Ky., reversed a population loss with its No. 1 ranking in one edition, Mr. Savageau said. The president of Georgetown’s Chamber of Commerce, Mel Pendland, said retirees have played a significant role in his community’s growth in recent years. The town’s population has jumped 64 percent to 46,479 since 2000.

Sun City Texas, the active-adult community Del Webb began developing in the 1990s, now contains 5,500 homes and 9,000 residents, mostly 55 and older. Plans call for 2,500 more homes, Mr. Pendland said. “The first retirees to arrive in Georgetown came from other parts of Texas,” he said. “The next group moved from the Upper Midwest. Now they’re from Arizona, Florida and California.”

Central Texas’ lower housing prices have attracted them, Mr. Pendland said. Retirement Places Rated found that the median price for a three-bedroom, two-bath home was $199,210, compared with $339,600 in Sarasota, Fla., and $556,800 in Scottsdale, Ariz. “People are taking the equity they’ve built up in their old homes and paying out of pocket for something here,” he said. “Suddenly, retirement becomes much more affordable for them.” Mr. Pendland said some longtime Georgetown residents’ initial fears that the senior influx would overburden the town have proved false. “These are highly educated, accomplished people who want to stay engaged. Many are our most active volunteers,” he said. Through the Partners in Education program in the Georgetown schools, older residents have served as mentors for schoolchildren.
“Seniors are valued here,” he said.

Sun City Texas Living, Not Retirement Living

Georgetown Texas,  Sun City  is an active adult community with many orginaized and individual activities.  There is currently a large activity center complete with 2 swimming pools, weight rooms with areobic equipment, tennis courts, two 18 hole golf courses and walking trails.  Additionally, another 18 hole golf course and activity center is being contructed.  Access to all these activities is less than $100.00 per month. There are currently around 5000 homes and estimates 2500 more will be built. Homes can be purchased on the resale market from the low $100,000 to over a $1,000,000.  Sun City Georgetown Texas is rated as the top place to retire in the country for 2008.
